A single estate across 1.4 hectares with one shared services spine feeding four plots. Nothing is on site yet: the drawing set is at 60% and the enabling works are out to tender.
The problem we are solving
One estate, four houses, one infrastructure spine. The client wants each plot to be independently sellable later without four separate sets of everything buried underneath them — which is a decision about drainage, metering and easements that has to be made now, years before anybody sells anything.
Where it stands
The technical set is at 60% and the enabling package is tendered. Six boreholes were commissioned across the site before the drawings reached this stage rather than after, because on a sloping site two boreholes tell you almost nothing — a lesson that cost us four months once and will not cost us them again.

Dates are the current programme, not a commitment. Nothing on this page has been built, and we would rather say so than photograph a render.
Nothing is on site. Everything that will be expensive to change is already decided.
The ground is investigated, the services spine is fixed and the enabling package is priced. The decisions that get costly later are the ones being made now.
