What We
Actually Do

Most contractors subcontract the difficult scope and coordinate it by email. We hold structure, envelope, MEP, joinery and controls inside one contract and one programme, because the seams between them are where projects go wrong.

Structure and envelope under construction

We join at concept or at tender and carry buildability, cost and programme from that point forward. That includes value engineering proposals that protect the architectural intent rather than quietly erasing it — every substitution comes with a drawing showing what changes, before it is priced.

Reinforced concrete, post-tensioned slabs and structural steel. Piling and retention on sloped and reclaimed ground. Long-span cantilevers where the architecture asks for a corner with nothing under it. Every pour surveyed and recorded against the coordinated model.

Unitised and stick-system curtain walling, minimal-frame sliding doors, stone and metal rainscreen. Detailed and tested for 48°C summers, driven rain and the thermal movement that comes with both. We procure glazing early so the frame is poured to the mullion.

In-house joinery and stone setting-out. Dry-lay every stone run and every book-matched slab before fixing. Full-height doors, shadow gaps and flush details that survive a building which is still moving.

Coordinated services drawn to the ceiling void that actually exists, not the one on the layout. Zoned VRF and chilled water, heat-recovery ventilation, and pool and irrigation plant sized for the summer peak rather than the average.

Lighting, shading, climate, audio and access commissioned together on a single bus, against one set of scenes. One wall panel and voice control, not five apps. We hand over the source scenes and the addressing schedule so any integrator can maintain it later.

Infinity edges, vanishing details, hard landscape and irrigation. Waterproofing and movement joints resolved with the structure, not added afterwards to a slab that was never designed to hold water.

One project director from tender to the twelve-month inspection. Weekly cost report, four-week look-ahead, and a single accountable party when something needs a decision.
