Villas
Four villas sharing one structural system and one envelope package, built in sequence so each house starts with what the last one taught us. Handover is staged across eleven months rather than delivered in a single week.
The brief
A developer client with four adjacent plots who wanted four distinct houses, not four copies of one house. The plans differ, the elevations differ, and the buyers should never be able to tell that anything underneath them is shared.
What it took
One structural grid and one envelope specification carrying four different plans. Repetition everywhere nobody looks, variation everywhere they do. Building them in sequence rather than in parallel costs programme and buys something more valuable: every detail that went wrong on villa 01 was designed out before villa 02 was priced.
Where it stands
Villa 01
Handed over and occupied. Its defects list became the pre-start checklist for the other three
Villa 02
Second fix and joinery. Two junctions re-detailed off the back of villa 01
Villa 03
Envelope complete, watertight. Glazing installed to the same cast-in fixings as 01 and 02
Villa 04
Substructure poured, frame starting
Status as at the last site report. Completion is staged through 2027 — see the snagging list we did not need for how the mock-up sequence on villa 01 was set up.
