Three stepped units sharing one podium — acquired, designed, built and sold as a single undertaking. All three were sold before completion, off a drawing set and a mock-up.
The brief we gave ourselves
We bought the plot, so there was no client brief to work to and nobody else to absorb a bad decision. That changes how you specify: every choice is being made with your own money and judged, eventually, by a buyer who has no reason to be forgiving.
What it took
One podium and one services spine carrying three units that each had to feel individually owned. Party wall acoustics tested rather than assumed, separate metering throughout, and a staged handover that let the first buyers move in while two units were still trades-occupied — which is a logistics problem long before it is a construction one.
